If you've spotted a crack in a Kyle house that's barely twenty years old, that can feel unfair. It's also more common than you'd think. Kyle's homes are some of the newest in the area, and the ground under them is a patchwork: gravelly soil over rock in some spots, and very active clay a few streets away.
Clay or Rock: The Ground Under Kyle
We sampled the USDA soil survey at 25 points across Kyle. The most common soil was the calmest one, but nearly half the points landed on very active clay. That's why Kyle is a mixed town, not a rock town.
The calmer ground, 28% of our points:
- Real gravelly loam, 20%. It reads 2.1 for shrink and swell, low on the USDA's scale. The survey finds bedrock about 14 inches down, and says the soil formed from limestone.
- Rumple, 8%. A gravelly, cobbly soil that reads 4.4 at most, with bedrock about 28 inches down.
The active clay, 48% of our points:
- Heiden clay, 16%, reading 12.2.
- Branyon clay, 12%, reading 13.0, with that layer running from about a foot down to past 6 feet.
- Krum clay, 12%, reading 10.3. The survey says it formed from silty and clayey river deposits that came from limestone, with no rock in the survey's profile.
- Houston Black clay, 8%, reading 12.0 from the surface down.
The USDA's scale puts anything over 9 in the very high band. So two Kyle houses a short walk apart can sit on ground that behaves completely differently. One rests on a thin layer over rock. The other sits on a thick bed of clay that swells in a wet spring and shrinks back through a dry summer.
If your house is on the clay, even moisture around the slab is what matters most. If it's on Real or Rumple and still moving, look for water first: a leak, a downspout emptying at the wall, or a low spot that holds rain. What Kyle Homes Are Built On
The US Census counts 19,225 homes in Kyle, with a median build year of 2009. That's four years younger than New Braunfels' median of 2005. About 94.6% of Kyle's homes went up in 1990 or later: 41.4% in the 2000s, 37.9% in the 2010s and 6.5% since 2020. Only 0.6% were built before 1960.
The Census records build years, not foundations. Still, a house this young is very likely on a concrete slab, and many are probably post-tension, with steel cables pulled tight inside the concrete. That's a trend, not a fact about your house. It matters because nobody should drill or cut into a post-tension slab without knowing where the cables run. Permits and Rules in Kyle
Kyle's rules are among the clearest anywhere around New Braunfels. The city's building rulings answer the question directly: "Is a permit required for foundation repair? Yes."
Here's what the city asks for:
- A registered company. The foundation company doing the work must be registered with the City of Kyle and apply for the permit.
- An engineered design. The city says that "due to the expansive soils in Kyle", the company must submit an engineered design.
- A sealed engineer's letter at inspection, approving the foundation work.

- Drip or soaker hose for the yard: 7 p.m. to 10 a.m., once a week, on your day by the last digit of your address (0 or 1 Monday, 2 or 3 Tuesday, 4 or 5 Wednesday, 6 or 7 Thursday, 8 or 9 Friday).
